Cartoon · Edition 07 p.13 · Welltower 1 3b flea market

Welltower just told Wall Street what you already knew: they think your buildings are a flea market flip, not a forever home. They unloaded $1.3 billion in skilled nursing facilities through Integra Health , $800 million in Q4 alone, faster than even they planned , and they've got another half billion heading for the exit. Their CEO called it "one of the most successful full circle transactions" they've ever done. Translation: "We bought your nursing homes cheap, slapped on some paint, and sold them for triple."

And that's literally what happened. These are the old HCR ManorCare buildings that nobody wanted , bounced from owner to owner like a bad check until Welltower scooped them up at $57,000 a bed. They brought in regional operators to clean up the mess, waited for census to come back, and just cashed out at a 3x return.

She's got new operators, fresh occupancy, low mileage - I'll let her go for 3x what I paid
